La valeur et le nombre de transactions en hausse
Immobilier : La valeur et le nombre de transactions en hausse
Selon les derniers chiffres révélés par la direction générale de l'enregistrement foncier et du cadastre et rapportés par le Lebanon Weekly Monitor de Bank Audi, l'activité du secteur de l'immobilier a enregistré une légère amélioration. La valeur des transactions immobilières a en effet affiché une hausse de 7,6 % à la fin du mois d'octobre passant ainsi de 6 893 à 7 413 millions de dollars.
En parallèle, le nombre de transactions immobilières a progressé de 4,2 % à la fin du mois d'octobre.
Au niveau de la répartition régionale des transactions immobilières:
Beyrouth maintient sa position, sa part évaluée à 27,9 % fin octobre 2014 constitue même un léger progrès par rapport aux 27,1 % enregistrés un an plus tôt,.
L'évolution du marché au Liban-Sud est passée de 4,5 % à 6,8 % en un an, comme le démontrent les performances arrêtées fin octobre 2014. À noter que le Sud-Liban a été la destination privilégiée de beaucoup de Libanais, la plupart revenus d'Afrique au courant de l'été.
La part de la région de Baabda a, de son côté, légèrement augmenté, passant ainsi de 21, 4 % à 22,2 % sur la même période. Idem pour Nabatiyeh, dont la part est passée de 2,8 % à 3,3 %, ou encore la Békaa, qui représente désormais 3,7 % du marché contre 3,3 % en octobre 2013.
Toutes ces progressions ont été réalisées au détriment de deux régions principalement : si la part du Metn s'est effondrée en un an, passant de 21,3 % en 2013 à 17,2 % à la fin du mois d'octobre, celle du Keserouan a enregistré une baisse plus maîtrisée et se maintient à 11,2 % contre 12 % retenus en 2013.

Real estate transactions in Lebanon up!
Number of real estate transactions in Lebanon up 3,3% in first eight months of 2014 | |
Figures released by the Ministry of Finance indicate that the total number of real estate transactions reached 45,348 in the first eight months of 2014, Byblos Bank ‘Lebanon

This constitutes an increase of 3.3% from 43,883 deals in the same period of last year.
In comparison, the number of real estate transactions dropped by 4.6% in the first eight months
of 2013 and declined by 9.5% in the same period of 2012.
Also, the aggregate value of real estate transactions totaled $5.9bn in the first eight months
of 2014, constituting a rise of 10.5% from $5.3bn in the same period last year.
The value of real estate deals was $5.5bn in the first eight months of 2012 and $5.2bn in the
same period of 2011. In parallel, the average value per real estate transaction increased by
6.9% year-on-year to $129,440 in the first eight months of 2014 relative to average values of $121,049 in the same period of 2013 and $119,299 in the first eight months of 2012.
There were 670 real estate transactions executed by foreigners in the first eight months of 2014, down 16.6% from 803 deals in the same period last year, and compared to an annual decrease of 8.1% in the first eight months of 2013 and an increase of 1.2% in the same period
of 2012.
In parallel, the number of real estate transactions by foreigners accounted for 1.5% of total real estate deals in the first eight months of 2014 relative to 1.8% in the same period of 2013 and
1.9% in the first eight months of 2012.
